From Gas to Ground Source Heat with CTC EcoTouch 5140
When Fastighets AB Järnbäraren in Hillerstorp was facing a major pipe replacement project in its residential properties, it also opened the opportunity to review the heating solution. With high energy costs and an increased focus on long-term sustainability, the property company chose to replace gas with ground source heating – an investment benefiting both finances, the environment, and future-proof operation.
The result was three modern and powerful heating systems from CTC, with the largest based on the CTC EcoTouch 5140, installed by Jönköpings Rörtjänst AB.
Ground source heating for apartment buildings – a strategic shift from gas
Fastighets AB Järnbäraren owns and manages five residential buildings in Hillerstorp, constructed between 1967 and 1969. The portfolio comprises a total of 72 apartments and a heated area of approximately 4,421 m².
In connection with the pipe replacement, several extensive improvements were carried out – new kitchens and bathrooms, new ventilation, and not least a change of heat source from gas to ground source heating.
“Our goal was to reduce operating costs while creating a more sustainable and long-term energy solution for the properties in conjunction with the pipe replacement,” says William Gustafsson, Property Engineer at Fastighets AB Järnbäraren.
Choice of heating system – why CTC EcoTouch 5140 was selected
Joakim Berg, installer at Jönköpings Rörtjänst AB, was responsible for the installation as a turnkey contract together with Naij Bygg. For three of the properties, a centralized system was chosen with the CTC EcoTouch 5140 as the main heat producer – a solution delivering a total output of 140 kW including domestic hot water. For the two remaining properties, a CTC EcoPart 435 Pro was selected.
“Performance and the control system weighed heavily in the decision regarding the heating system, but space requirements and pricing were also decisive factors in this project. This made CTC the obvious choice,” says Joakim Berg.
The needs analysis focused primarily on energy savings and sustainability, where ground source heating in combination with CTC’s technology provided the right conditions. The system was commissioned on September 11, 2025.

As with many existing buildings, careful planning was required to accommodate a modern energy solution in the substation.
“CTC’s flexible design made it possible to create an efficient and well-functioning solution even in a limited space. This gave us excellent conditions to optimize both operation and service accessibility,” says Joakim Berg.
Among the details highlighted by the installer are the Aqua solution and the shunt control system. The Aqua solution stores energy in heating water and switches to domestic hot water when needed, contributing to even heating, high comfort, and stable hot water production.
“This was a very well-executed project with strong collaboration between all parties involved,” Joakim concludes.

Everyday experience of CTC ground source heating
Although the system is still relatively new, Fastighets AB Järnbäraren is already seeing positive signs. Energy costs are monitored continuously, and expectations for the winter season are high.
“We closely monitor energy costs, and now that we are entering the colder months it will be especially interesting to follow the development. We can already see improvements, which feels very positive,” says William Gustafsson, Property Engineer at Fastighets AB Järnbäraren.
The collaboration with the installer is described as secure and professional, with a clear focus on long-term performance and optimized operation.
“It feels good to have a modern system that gives us better control over energy use and strong conditions for efficient operation going forward. We would absolutely recommend CTC to other property companies,” says William.

With the CTC EcoTouch 5140, Fastighets AB Järnbäraren has gained an energy-efficient and future-proof heating solution that combines high output, smart control, and stable hot water production. For residents, this means high comfort, while for the property owner it results in lower energy costs and a reduced climate footprint over time.
For Joakim Berg and Jönköpings Rörtjänst AB, the project is an example of how the right products, careful planning, and close collaboration lead to a successful outcome.
